We are called WEPRO Management, and renovation is where the name started. Our Irish business has completed 700+ renovation and repair projects and carries a 10-year workmanship guarantee, inside a group with 2,700+ completed jobs. Florida is a new market for us — we say that on every page of this site — but the way a project is run is not new.
Here is the part most owners learn the expensive way: renovations rarely fail on workmanship. They fail on sequencing, on a scope that was never written down, on a permit nobody applied for, on an association rule discovered in week three, and on a trade who cannot be reached while the next one stands in an empty room being paid. Managing those five things is the job. Laying the tile is somebody else's.
What Managing It Actually Means
Scope and budget before anything is demolished
What the project is, what it is not, what it should cost and where the money is most likely to escape. Written down, because a scope agreed in conversation is a dispute with a delay built into it.
Trades sourced, vetted and scheduled
Licensed and insured trades, booked in the right order. Most renovation overruns are sequencing failures, not workmanship failures — the tiler arriving before the waterproofing is signed off costs a fortnight.
Permits and building approvals coordinated
Permit applications, inspections and, in a condo, the association approval that decides whether work can happen at all — and during which hours. We coordinate them; the licensed contractor pulls the permits in their name.
One schedule, one point of contact
You get one person who knows the whole project, not six phone numbers and a group chat. Weekly written progress with photographs, whether or not you are in the country.
Quality control at each stage
Work checked before the next trade covers it up. The point of inspecting waterproofing is that it stops being inspectable once the tiles are on.
Snagging and handover
A punch list walked, issued and closed out, followed by the handover clean that turns a finished site into a usable property.

Why renovating through us costs less to run afterwards
Not a discount. Four costs that simply stop existing when the same company already manages the property.
01 No coordination markup
The usual model is that your manager subcontracts the cleaner and the handyman, then adds a coordination fee on top of their invoice. We are paid a percentage of booking revenue, so the trade’s price reaches you as the trade’s price. Ask any manager you are comparing us with whether they mark up vendor invoices — the answer is the whole argument.
02 One trip instead of two
In small repairs the dominant cost is not the work, it is the minimum call-out — a tradesperson blocks a slot and drives across town for a forty-minute job. When the person is already at the property for the turnover, the loose handle, the dripping tap and the blown bulb cost the labour and nothing else. That is not a discount we chose to give; it is a line item that never gets created.
03 Route density
A cleaner doing four turnovers in one building or one neighbourhood in a day carries a fraction of the travel and dead time per job that a one-off booking across the city does. This is the real economics of every field service business, and it is the reason volume pricing exists at all. The more of our work sits in your area, the better the rate we can hold.
04 No emergency premium
Same-day and out-of-hours call-outs are the most expensive way to buy any trade. Because we are in the property every turnover, the failing water heater and the cracked grout get seen while they are still a scheduled job. You pay the planned rate instead of the emergency one.
Every job is still quoted individually and you approve one all-in price before anything is booked — a studio in Brickell and a waterfront house are not the same job. We do not publish a percentage saving because we have not measured one, and we would rather you compare our quote against a real alternative.

Are you a general contractor?
No, and the distinction matters. We manage renovation projects: scope, budget, trade selection, sequencing, permits coordination, quality control and handover. The construction itself is carried out by licensed, insured Florida contractors, and permits are pulled in the licensed contractor’s name. Anyone offering to manage your renovation should be clear about which of those two things they are — we would rather say it on the first page than in a contract.
Why pay someone to manage it instead of hiring trades directly?
Because the expensive failures in a renovation are almost never workmanship. They are sequencing, scope drift, a permit nobody applied for, an association rule discovered in week three, and a trade that cannot be reached when the next one is standing in the room. If you have the time and the local knowledge to run that, hire directly — genuinely. If you are managing it from another state or another country, the management is the part that is worth paying for.
How is renovation management priced?
As a project, quoted against a defined scope, because a percentage of spend rewards the wrong thing — it pays us more when your project costs more. You get the figure before work starts and it does not move unless the scope does, in writing.
Can you run a renovation if I am not in Florida?
Yes, and most of ours are. Weekly written progress with photographs, decisions put to you with a recommendation and a price rather than an open question, and nothing above an agreed limit spent without your written approval.
Do you handle condo association approvals?
We coordinate them, and we look at them early, because in a South Florida condo the association decides whether work happens at all, in which months, during which hours and with which elevator. Finding that out in week one is the difference between a schedule and a wish.
Do you renovate specifically for short-term rental?
Yes, and it is a different specification from a home renovation. Durability, sleeping capacity, the way a room photographs, smart locks and the cost of replacing a finish after two hundred guests matter more than they would in an owner-occupied property. We manage the rental afterwards too, which tends to make those choices more honest.
