Most commercial cleaning goes wrong in the same two places: a scope nobody wrote down, and a price that did not account for the building. Six months later the argument is about whether skirting boards were ever included and why the crew keeps losing the service elevator. Neither is about cleaning.
So we do the boring part first. We walk the space, measure it, identify the floor types, count the restrooms and kitchens, and find out what the building will actually allow — access hours, elevator booking, loading window, insurance requirements. Then you get a written task list against a frequency and one all-in figure. That document is what makes the service checkable, and it is the reason we are comfortable having no minimum term.

How a Contract Is Scoped

Walk the space
We measure it, look at the floor types, count the restrooms and kitchens, and find out what the building allows — access hours, service elevator, loading window, insurance requirements. A quote written without this is a guess that gets corrected upwards later.

Agree the scope and frequency
A written task list against a frequency: what is done every visit, what is weekly, what is periodic. This is the document that settles arguments a year from now, so it is specific rather than reassuring.

One all-in price
A single figure per visit or per month covering labour, equipment, consumables and supervision. Consumables can be included or billed at cost — your choice, stated upfront.

Run it and verify it
The same team wherever scheduling allows, a photo report after every visit, and a named contact who answers. Anything not right is corrected before the next working day at no charge.
Why this costs less when we also maintain the building
Not a discount. Four costs that simply stop existing when the same company already manages the property.
01 No coordination markup
The usual model is that your manager subcontracts the cleaner and the handyman, then adds a coordination fee on top of their invoice. We are paid a percentage of booking revenue, so the trade’s price reaches you as the trade’s price. Ask any manager you are comparing us with whether they mark up vendor invoices — the answer is the whole argument.
02 One trip instead of two
In small repairs the dominant cost is not the work, it is the minimum call-out — a tradesperson blocks a slot and drives across town for a forty-minute job. When the person is already at the property for the turnover, the loose handle, the dripping tap and the blown bulb cost the labour and nothing else. That is not a discount we chose to give; it is a line item that never gets created.
03 Route density
A cleaner doing four turnovers in one building or one neighbourhood in a day carries a fraction of the travel and dead time per job that a one-off booking across the city does. This is the real economics of every field service business, and it is the reason volume pricing exists at all. The more of our work sits in your area, the better the rate we can hold.
04 No emergency premium
Same-day and out-of-hours call-outs are the most expensive way to buy any trade. Because we are in the property every turnover, the failing water heater and the cracked grout get seen while they are still a scheduled job. You pay the planned rate instead of the emergency one.
Every job is still quoted individually and you approve one all-in price before anything is booked — a studio in Brickell and a waterfront house are not the same job. We do not publish a percentage saving because we have not measured one, and we would rather you compare our quote against a real alternative.

How much does commercial cleaning cost in Florida?

We walk the space, scope it in writing and give you one all-in figure within 24 hours of the visit — there is nothing to pay to get to that point.
Do you provide a certificate of insurance?
Yes, naming your landlord or the building association as additional insured, issued as part of onboarding rather than on the morning of the first visit. Most Florida commercial buildings will not let a vendor past the desk without it.
Do you supply consumables, or do we?
Either, and we state which at quote stage. Included in the monthly figure is simplest for most offices; billed at cost with no markup suits clients who want the line visible. What we do not do is leave it undefined and settle it by argument later.
What happens if our regular cleaner is sick?
Cover is part of the contract, not a favour. We schedule against a team rather than an individual, and the written scope exists precisely so a covering cleaner does the same job to the same list.
Can you clean outside business hours?
Yes — for commercial work it is the default rather than a surcharge. Evenings, nights and weekends are normal, and for retail and hospitality, finishing before opening is the specification.
Do you handle strip-and-seal, carpet extraction and high-level work?
Yes, booked as a periodic cycle alongside the regular contract. Planning them is considerably cheaper than calling them in once a floor or a carpet has already gone, which is the same argument this site makes about repairs.
Is there a minimum contract term?
No. Contracts are open-ended with no notice period and no exit fee. We would rather keep the work by doing it properly.
Do you cover the whole state?
Our own teams cover Miami-Dade and Broward. The rest of Florida runs through a partner network we vet, schedule and hold to the same photo-report and correction standard. If we cannot staff your site to that standard, we will say so rather than take the contract.
