Small repairs are expensive for a reason that has almost nothing to do with the repair. A tradesperson has to block a slot, drive to you, park, and drive to the next job — so the minimum call-out exists to make a forty-minute visit worth making at all. On a dripping tap, that minimum is usually most of the bill.

This is why a handyman is worth having attached to whoever already looks after the property. When we are in the building for a turnover or a scheduled clean, the loose handle, the running toilet and the blown bulb cost the labour and nothing more, because the travel already happened. We did not invent a discount; we removed a line item.

Taps, showerheads, waste traps, toilet seats and cisterns, door handles, hinges, locks, cabinet doors and drawer runners — the list that quietly grows until a guest or a tenant mentions it.

TVs, shelving, mirrors, blinds and curtain tracks, headboards, artwork and flat-pack furniture, fixed into what is actually behind the wall rather than into the plasterboard and hope.

Drywall and paint repair

Holes, cracks, corner damage and water stains patched, sanded and painted back to a finish that matches — not a visible square of fresh white in the middle of a wall.

Doors and windows

Doors that stick, drag or will not latch, sliding doors off their track, window and slider rollers, weather seals and screens. Common in Florida because humidity moves timber and salt eats hardware.

    Hourly for a mixed list, per job where the job is well-defined. You approve the figure before anyone is scheduled. If something turns out to need a licensed trade, we tell you before starting, not after opening the wall.

    We do it and photograph it

    The work is done and photographed. You see the result whether or not you are in the state — which is the entire point for owners who are not.

    Standing authority, if you want it

    For managed properties you can set a spending limit for urgent work. Below it we act immediately; above it we ask you first, in writing. Nothing is ever spent on your property without one of those two things being true.

01 No coordination markup

The usual model is that your manager subcontracts the cleaner and the handyman, then adds a coordination fee on top of their invoice. We are paid a percentage of booking revenue, so the trade’s price reaches you as the trade’s price. Ask any manager you are comparing us with whether they mark up vendor invoices — the answer is the whole argument.

02 One trip instead of two

In small repairs the dominant cost is not the work, it is the minimum call-out — a tradesperson blocks a slot and drives across town for a forty-minute job. When the person is already at the property for the turnover, the loose handle, the dripping tap and the blown bulb cost the labour and nothing else. That is not a discount we chose to give; it is a line item that never gets created.

03 Route density

A cleaner doing four turnovers in one building or one neighbourhood in a day carries a fraction of the travel and dead time per job that a one-off booking across the city does. This is the real economics of every field service business, and it is the reason volume pricing exists at all. The more of our work sits in your area, the better the rate we can hold.

04 No emergency premium

Same-day and out-of-hours call-outs are the most expensive way to buy any trade. Because we are in the property every turnover, the failing water heater and the cracked grout get seen while they are still a scheduled job. You pay the planned rate instead of the emergency one.

Every job is still quoted individually and you approve one all-in price before anything is booked — a studio in Brickell and a waterfront house are not the same job. We do not publish a percentage saving because we have not measured one, and we would rather you compare our quote against a real alternative.

Do you do licensed electrical and plumbing work?

We do the minor work a handyman can properly do. Anything that requires a licensed electrician or plumber under Florida law is handed to one — we arrange it, schedule it and check the result, but we do not do it ourselves and we do not pretend the line is not there.

Can you handle repairs if I do not live in Florida?

Yes, and it is most of what we do. You get photos of the problem before, the agreed price in writing, and photos of the finished work. A spending limit for urgent work means a failed water heater does not have to wait for a reply from another time zone.

Do you work on short-term rentals between guests?

Yes, and it is the cheapest time to do it. A punch list cleared during a turnover costs a fraction of the same list done as separate visits, because the travel and the minimum only happen once.

What if the repair turns out to be bigger than it looked?

We stop and tell you, with photos and a revised price, before continuing. A small repair that is actually a leak behind a wall needs a different trade and a different conversation, and discovering that mid-job is normal — hiding it is not.
