  • If a clean is not right, we come back and correct it before the next working day. That is included, not a second visit you pay for.
  • Open-ended arrangements: no minimum term, no notice period, no exit fee.
  • Your own products and methods used on request — a particular floor finish, low-VOC or fragrance-free requirements, an allergy in the building.

Why the same work costs less through one team

Not a discount. Four costs that simply stop existing when the same company already manages the property.

01 No coordination markup

The usual model is that your manager subcontracts the cleaner and the handyman, then adds a coordination fee on top of their invoice. We are paid a percentage of booking revenue, so the trade’s price reaches you as the trade’s price. Ask any manager you are comparing us with whether they mark up vendor invoices — the answer is the whole argument.

02 One trip instead of two

In small repairs the dominant cost is not the work, it is the minimum call-out — a tradesperson blocks a slot and drives across town for a forty-minute job. When the person is already at the property for the turnover, the loose handle, the dripping tap and the blown bulb cost the labour and nothing else. That is not a discount we chose to give; it is a line item that never gets created.

03 Route density

A cleaner doing four turnovers in one building or one neighbourhood in a day carries a fraction of the travel and dead time per job that a one-off booking across the city does. This is the real economics of every field service business, and it is the reason volume pricing exists at all. The more of our work sits in your area, the better the rate we can hold.

04 No emergency premium

Same-day and out-of-hours call-outs are the most expensive way to buy any trade. Because we are in the property every turnover, the failing water heater and the cracked grout get seen while they are still a scheduled job. You pay the planned rate instead of the emergency one.

Every job is still quoted individually and you approve one all-in price before anything is booked — a studio in Brickell and a waterfront house are not the same job. We do not publish a percentage saving because we have not measured one, and we would rather you compare our quote against a real alternative.

Do you cover the whole of Florida?

Yes, through a partner network we vet and manage, with our own concentration in Miami-Dade and Broward. Outside South Florida we place the job with a local team we have checked, hold the same photo-report and correction standard over it, and you still deal with one company and one price. If we cannot staff a job to that standard in your area we will tell you rather than take the booking.

How is cleaning priced?

By square footage, by how much of it is kitchen and bathroom, by frequency, and by the access the building actually gives us. A recurring office contract, a warehouse floor and a one-off post-construction clean are genuinely different products. Send the address and the scope and you get one all-in figure within 24 hours, with nothing to pay to find out.

Is cleaning cheaper if you also manage my rental?

The mechanism is on this page: no coordination markup on the trade’s invoice, no separate call-out when we are already at the property, better route density where we have volume, and planned rather than emergency rates. We do not publish a percentage because we have not measured one — compare our quote against a real alternative.

Do I need to be there?

No. Keys, fobs and access codes are held under a named handover, and the photo report after every visit means you can see the result from anywhere. Most of our owners are not in the state.

Do you clean short-term rentals between guests?

Yes, but that is a different service with its own scheduling, linen and restaging, and it lives on our Airbnb turnover cleaning page rather than here.

Are your teams insured?

Yes, and we issue a certificate naming your association or landlord as additional insured when the building asks for one — which most Florida high-rises do before letting any vendor past the desk.

Can you handle a one-off job, or only contracts?

Both. Deep cleans, move-outs and post-construction handovers are one-off by nature, and there is no requirement to convert them into anything recurring.
