Miami Beach is a barrier island, and everything about cleaning it follows from that. Sand travels indoors on every pair of feet and settles in door tracks, elevator thresholds and carpet edges. Salt air puts a haze back on glass, chrome and balcony railings within days. Ocean-facing balconies need a different frequency from the same apartment’s interior, and anyone who quotes the two together has not cleaned here.

The building stock is split in a way that matters. The Collins and Ocean Drive condo towers run tight service-hour windows and strict vendor registration. South Beach’s historic Art Deco buildings have small lobbies, narrow stairs, no loading dock and often no service elevator at all. Parking is not a detail on this island — a crew that cannot park loses the slot, and a crew that has not planned for it charges you for the time.

Street-level retail and restaurants on Lincoln Road and Ocean Drive need cleaning done before opening, and the margin for overrunning is zero.

Florida adds problems other states do not have. Year-round humidity turns bathroom grout, window tracks and air-handler closets into recurring mildew work rather than a one-off scrub, coastal salt air leaves a film on glass and metal within days of a clean, and hurricane season runs from June through November with the debris and water intrusion that follow it.

What we clean in Miami Beach

Condo and apartment cleaning

Regular and one-off cleaning in the Collins, Mid-Beach and North Beach towers — including the sand work in tracks and thresholds and the salt film on glass and railings that beachfront units get back every week.

Balcony and glass work

Ocean-facing balconies, sliders and railings cleaned on their own sensible frequency rather than bundled into an interior clean that does not need it.

Office and studio cleaning

Out-of-hours cleaning for the offices, studios and creative spaces off Lincoln Road and in Sunset Harbour, scheduled around the building’s service hours.

Retail and restaurant front-of-house

Pre-opening cleaning for street-level retail and restaurant front-of-house on Lincoln Road, Ocean Drive and Washington Avenue, finished before the doors open.

Move-in, move-out and post-renovation

Empty-unit deep cleans and post-renovation cleaning, handled inside the service-hour window and the elevator booking the building gives us.

Seasonal open and close

Opening a unit that has been shut since spring, and closing one down for the summer — the mildew, the appliances, the linens and the surfaces left to sit in Miami Beach humidity.

Parking, service hours and building rules

  • Parking is planned before the visit, not discovered on arrival. Our crews budget for it on this island, which is why a Miami Beach job does not quietly gain an hour of billed time.
  • We register as a vendor and supply a certificate of insurance naming the association, which most Collins Avenue towers require before letting anyone past the desk.
  • Work is scoped to fit the building’s service-hour window — often a few hours on weekday mornings — rather than started and abandoned when the window closes.
  • Historic South Beach buildings with no service elevator and no loading dock are quoted honestly for the access they actually have, because carrying equipment up three flights is real time.
  • Retail and restaurant work finishes before opening. Every visit ends with a photo report, and anything not right is corrected before the next working day.

Why the same work costs less through one team

Not a discount. Four costs that simply stop existing when the same company already manages the property.

01 No coordination markup

The usual model is that your manager subcontracts the cleaner and the handyman, then adds a coordination fee on top of their invoice. We are paid a percentage of booking revenue, so the trade’s price reaches you as the trade’s price. Ask any manager you are comparing us with whether they mark up vendor invoices — the answer is the whole argument.

02 One trip instead of two

In small repairs the dominant cost is not the work, it is the minimum call-out — a tradesperson blocks a slot and drives across town for a forty-minute job. When the person is already at the property for the turnover, the loose handle, the dripping tap and the blown bulb cost the labour and nothing else. That is not a discount we chose to give; it is a line item that never gets created.

03 Route density

A cleaner doing four turnovers in one building or one neighbourhood in a day carries a fraction of the travel and dead time per job that a one-off booking across the city does. This is the real economics of every field service business, and it is the reason volume pricing exists at all. The more of our work sits in your area, the better the rate we can hold.

04 No emergency premium

Same-day and out-of-hours call-outs are the most expensive way to buy any trade. Because we are in the property every turnover, the failing water heater and the cracked grout get seen while they are still a scheduled job. You pay the planned rate instead of the emergency one.

Every job is still quoted individually and you approve one all-in price before anything is booked — a studio in Brickell and a waterfront house are not the same job. We do not publish a percentage saving because we have not measured one, and we would rather you compare our quote against a real alternative.

How can we help?

Frequently asked questions

Do you clean beachfront balconies and sliding doors?

Yes, and we usually recommend putting them on a different frequency from the interior. Salt film returns to ocean-facing glass and railings far faster than the inside of the same apartment gets dirty, so matching the two either overcleans the interior or undercleans the balcony.

Can you work in a building with restricted service hours?

Yes — most of Miami Beach is that building. We book the slot, register as a vendor and scope the job to be finished inside the window rather than leaving it half done when the elevator is released.

Is parking charged on top of the quote?

No. Parking on the island is part of the job here, so it is inside the price we quote you. We would rather plan for it than surprise you with it.

Do you handle units that sit empty for months?

Yes. A closed-up Miami Beach apartment in August is a humidity problem, not a dust problem, so an opening clean is scoped around mildew, appliances, soft furnishings and air handling rather than around surfaces.

Can you clean a restaurant or shop before it opens?

Yes. Pre-opening cleaning for front-of-house on Lincoln Road, Ocean Drive and Washington Avenue is standard work for us, and finishing before the doors open is the whole specification.
