How to Switch Your Airbnb Manager in Miami

Switching managers feels risky — most owners fear losing their listing, their reviews or a chunk of the season mid-transition. Done in the right order, none of that has to happen. Here is the sequence.

First, read your current contract

The two things that decide your timeline: the notice period (many national managers require 90 days; some charge a fee for early exit) and who owns the listing. This matters enormously — some managers operate your listing under their own account and keep the listing, its reviews and Superhost history when you leave. If yours does, you are rebuilding from zero elsewhere; if you own the listing (as with a co-host model), your reviews and ranking come with you. Check before you give notice.

Line up the new manager before you give notice

Don’t create a gap. Have the incoming manager ready to take over pricing, calendar, guest messaging and cleaning the day your notice ends, so no booking window goes unmanaged.

Protect in-flight bookings

Existing reservations must transfer cleanly — guest communication, check-in details, cleaning schedule. Agree who handles guests arriving during the handover so nobody falls through the gap.

Move the operational pieces

Calendar sync across Airbnb/Booking/Vrbo, smart-lock and sensor access, contractor contacts, and any direct-booking channel. A good incoming manager runs this as a checklist with no downtime for future bookings.

Time it around your season
