Pompano Beach requires an annual permit for a short-term rental. That city permit is only one layer: the operator also needs the applicable Florida license, tax registration, Broward County and city business documents, plus a property that can pass the city inspection.

1. Verify the property before starting applications

The annual permit does not override zoning, building or private restrictions. Before paying for a launch, check:

  • the exact address and property classification;
  • condo declaration or HOA minimum-stay rules;
  • whether the owner and entity names are consistent;
  • legal bedrooms and intended maximum occupancy;
  • off-street parking and trash storage;
  • pool and life-safety setup;

2. Obtain the Florida DBPR license

Pompano Beach lists a license as a Transient Public Lodging Establishment from the Florida Department of Business and Professional Regulation. DBPR distinguishes vacation-rental condos and dwellings and maintains each licensed location in the holder’s online account.

Use DBPR’s current vacation-rental licensing guide to identify the right application. The address submitted to the state should match the address used for county and city documents.

3. Complete tax registration and both Business Tax Receipts

The city’s published requirements include:

  1. Florida Department of Revenue registration;
  2. Broward County Business Tax Receipt;
  3. City of Pompano Beach Business Tax Receipt.

These are separate documents. A platform collecting some guest taxes does not automatically replace registration, reporting or other obligations attached to the owner’s operation. Confirm the account setup with the agencies or a tax professional.

4. Apply online for the short-term-rental approval

Pompano Beach published an updated online application guide in April 2026. It directs applicants to the city’s Camino portal. The property owner or an authorized representative submits the application.

The official guide specifically warns applicants not to continue as a guest user, because staff cannot see a guest submission. Create an account, sign in and select the appropriate short-term-rental form under Property Registration Forms.

Prepare clear digital copies of all supporting documents before starting. If a representative applies, use the city’s current owner-authorization form. The Code Compliance applications page lists the current short-term-rental authorization document.

5. Prepare for the inspection

The city says that after approval of the permit, an inspection is organized involving inspectors from several city departments. Treat that as a check of the real operating property—not a paperwork formality.

Before inspection, reconcile:

  • legal sleeping rooms and advertised capacity;
  • exits, alarms, extinguishers and posted information;
  • pool and exterior safety where applicable;
  • off-street parking plan;
  • refuse and recycling arrangements;
  • responsible-party and complaint response;
  • listing address and license details;
  • access instructions for the inspector.

Use the current city checklist or written instructions attached to the application. Do not assume that passing a DBPR or building inspection automatically satisfies the city short-term-rental review.

6. Operate so the annual permit can stay active

Pompano Beach states that the annual permit may be revoked in certain circumstances. Its public guidance identifies false application statements and repeated code findings involving parking, noise, refuse and other violations among the reasons.

That makes day-to-day operations part of compliance. A defensible system includes:

  • platform-based guest screening and written house rules;
  • accurate maximum occupancy;
  • parking instructions sent before arrival;
  • noise alerts with a documented response;
  • calendar-linked turnover scheduling;
  • photo reports after each clean;
  • a local contact able to coordinate urgent work;
  • renewal dates tracked before the permit or receipts expire.
